Rochdale Landlord Lodges Plans for 270 Homes at Lower Falinge

Rochdale Boroughwide Housing (RBH) has submitted plans for 270 homes in Rochdale town centre. All of them would be affordable, and the scheme would involve knocking down 150 existing dwellings.

The application covers Lower Falinge. It is a hybrid one: full consent is sought for the demolitions, which mostly concern seven of the nine dated housing blocks now on the site, and outline permission for the new homes. The local authority has validated it.

RBH sent an Environmental Impact Assessment screening request in early September, with planning advisor Lichfields, to prepare the ground.

A different mix of homes

The new housing would sit on two parcels of land. One is close to Redcross Street and has been empty for many years. The other is next to Sheriff Street and Falinge Road.

RBH said it would build a different mix, with apartments and family homes, and that this could add more than 300 bedspaces to the community.

The application also proposes new landscaping, public open spaces, safer streets and new walking routes. Falinge Park lies to the north of the site and the town's retail core is close by.

RBH's wider team includes DK Architects, Neo Projects, Sutcliffe and Astute.

Hannah Fleming, the landlord's director of regeneration and asset improvement, thanked those who had commented earlier. "We've spoken to residents, businesses, community groups, and local stakeholders," she said. "Our aim is to build new homes that current and future customers will be proud to live in and strengthen the bonds that already exist within the local community in Lower Falinge and Rochdale town centre."

Three earlier phases of demolition and replacement have taken place in the area over the past 15 years, and a supplementary planning document is now in place.
